The claim file, cross-checked against every page of the record.

TimeCost reads a project's contract, correspondence and site records. It builds the chronology, then marks up the record the way a reviewer would: what corroborates a statement, what contradicts it, and what it relies on that nobody produced. Your consultants make every call.

Six registers, built from the record you already have.

Nothing is typed in by hand. Every line in every register opens the page it came from.

  1. TC-01

    Letter chronology

Every letter with its reference, date, subject, what it is doing, and the letters it answers. Threads form from the references.

  2. TC-02

    Events

What happened, its effect and the remedy asked for, kept apart. Four dates per event: occurrence, awareness, notice, effect, each known, unknown or disputed, with the reason.

  3. TC-03

    Evidence matrix

Each assertion against the records that corroborate it (another party or a site record, same place, same date), merely relate to it, or restate it.

  4. TC-04

    Conflict register

Records about the same place that disagree on cause, status, dates or figures. Quoted side by side. Never decided.

  5. TC-05

    Referenced, not located

Appendices, drawings, programme revisions, reports and earlier letters the record names but the file does not hold.

  6. TC-06

    Claim builder

Your narrative, sentence by sentence: source linked but unverified, needs review, or no source. Citations export as numbered references.

Test record.

A synthetic corpus of 5,000 letters with contradictions and decoys planted in it, scored on a seed the rules were never tuned on.

Synthetic letters are cleaner than real ones. Accuracy on your own projects is what a pilot measures: every finding in the product can be marked right or wrong, and the product reports the rate.

One finding, as the reviewer sees it.

KC/RR/2026-027 8 Apr 2026, Contractor

The 12-day delay in March was caused by heavy rain, not by insufficient labour.

RD/PC/2026-071 20 Mar 2026, Employer

Our review also identified 12 days of delay to Block A concrete pours in March due to insufficient site labour.

Listed as a potential conflict on responsibility, both letters quoted word for word. The official weather record the contractor relies on is named but not in the file, so it is listed as referenced but not located. Which letter is right stays your call.

Not in scope.

  • Deciding entitlement. It shows the clause and the letters; you read them.
  • Calling a notice late. It calculates a deadline from the period you enter, and says that is all it did.
  • Valuing a claim or running a delay analysis without the baseline programme and its updates.
  • Reading scanned pages. A page without a text layer is marked unreadable, never guessed.

Nine letters, a contract, a progress report and one unreadable scan.
